In recent years, the way we perceive the value of real estate has been changing. Factors that go beyond the property itself are becoming increasingly important.
These days, are we buying just an apartment, or a way of spending our time?
Until recently, conversations about real estate focused primarily on price per square meter, location, and floor plan.
Today, the focus is increasingly shifting in a decidedly different direction.
The following factors are becoming increasingly important:
– access to green spaces
– proximity to services and everyday amenities
– the ability to spend time outside the home without having to travel across the city
– the quality of common areas and the surrounding environment
What does this mean in practice? We are buying not only a space to live in, but also its pace, rhythm, and social context.
It is no coincidence that the concept of the 15-minute city is gaining traction. This urban planning slogan, which until recently was used by developers for marketing purposes, is increasingly appearing among the reasons to choose a particular location.
This leads to an important shift—we’re no longer asking ourselves, “How much does a square meter of apartment space cost?” We’re starting to wonder, “What is everyday life like in a given place?”
From a market perspective, this is a significant shift. Because competition is no longer visible solely between developments. Increasingly, it concerns the quality of life that a given location and project are able to offer.
And this is an entirely different level of conversation about real estate. It is precisely this aspect that we will focus on at the 2026 Polish Real Estate Forum.
